At SkyeHomes we offer you a high specification timber frame kit as standard.

• 145mm (6-inch) external timber frame panels.
• 95mm (4-inch) internal timber frame partitions.
• High performance windows in a choice of timber or PVCu, and choice of style and colour.
• High performance external door units in a choice of timber or PVCu, and choice of style and colour.
• Choice of internal door units and door furniture.  Our standard specification allows for 4-panel pine veneer door units with Victorian Brass scroll handles.  
• Skirting boards are deep 145 mm (6 inch) and moulded, while door fascias are 90mm (4-inch) and moulded.

Detailed guide specifications are available at the foot of this page for our single storey, 1 ½ storey and our 1 ¾ storey designs. In summary, we provide: 

• Structural timber frame system incorporating external & internal load-bearing wall panels, roof trusses and associated materials.
• Internal non-load partitions
• Plasterboard and insulation
• Chipboard flooring
• Double glazed windows
• External and internal door units
• Stairs, skirtings, door facings and other associated internal timber finishings
• External masonry window cills and mullions available at an extra cost

In addition to the materials delivered to your site for the house construction, we also provide planning drawings of the house (floor plans and elevations) and a package of building warrant drawings & support documentation (including detailed house drawings, electrical layouts, timber engineering and SAP ratings on the energy efficiency of the house). 

Building materials to be supplied by client:

• Roof slates
• Block / brickwork, steps, lintels and slabs
• Plumbing and drainage materials
• Taping and decoration materials
• Electrical materials
• Rainwater goods
• Kitchen & utility room units
• Bathroom & Sanitary ware

It is also the client’s responsibility to provide site & location plans for planning & building warrant applications. Normally these would be prepared and submitted to the local authority by a site agent engaged by the client. SkyeHomes may be able to assist in identifying a site agent.
